House clearance FAQs

A postcode, property type, which rooms are included, a rough sense of how full they are, and anything that affects access — stairs, no lift, tight parking, or a long carry from the door. Photographs of the main rooms are useful if you have them.

Ordinary household contents are the usual job. Hazardous materials are a different category of waste and are not assumed to be part of a standard clearance. If something unusual is present, tell us before the job is booked.

Coventry is the main service area, including districts across the city. Nearby towns such as Kenilworth, Bedworth, Nuneaton, Warwick and Leamington Spa can also be discussed where the job is a genuine fit.

There is no useful fixed price without seeing the job. Cost is driven by volume, labour, access and what has to happen to the items afterwards. Two three-bedroom houses can produce very different quotations if one is lightly furnished and the other is full, including loft and garage.

We agree the rooms and outbuildings in advance. That can be a whole house or selected spaces. We do not assume loft, garage, shed or garden items are included unless you ask for them. Cleaning is not automatically part of a clearance.

Yes. Mark or set aside anything that must stay. It is easier if family members remove personal items before the clearance date, but we can work around labelled boxes and rooms that are not part of the job.

Ordinary household furniture, appliances, clothing, books, boxed goods and many garden items can usually be included. We do not collect hazardous waste unless a specific licensed arrangement has been confirmed.

Sometimes work can begin before the grant, but that is a decision for the executor and their solicitor or probate professional. We can discuss practical timing. We do not give legal advice on when clearance is permitted.

Usually an executor, administrator, or someone they have clearly authorised, such as a solicitor or a family member acting on their instructions. If there is any uncertainty, the estate’s legal adviser should confirm who can instruct the work.

Items that may have value should be identified before anything is disposed of. We can help flag pieces that look as if they need a closer look. Whether they are sold, kept by the family, or included in a valuation is a matter for the estate.

We can comment on whether items appear to have resale interest as part of a clearance discussion. That is not the same as a probate chattels valuation or a RICS valuation. If the estate needs a formal figure, a suitably qualified valuer should be instructed.

Yes, and that is often the most straightforward approach. Photographs, documents and objects with personal meaning are much easier to protect if they are taken out or boxed separately before the clearance.

We treat papers, albums and official-looking documents as items to be set aside rather than mixed with general contents. Tell us in advance if there are particular rooms, drawers or boxes that need extra care.

Timing depends on access, the amount of contents, and whether the estate still needs items identified or valued. Some properties are ready once those decisions are made; others need a slower, room-by-room approach. We will not rush a job at the expense of items that should be kept.

Not necessarily. Landlords and agents can have legal responsibilities for goods left behind. The correct notice and procedure should be followed before disposal. We can remove items once you are satisfied that you are entitled to have them cleared. This is not legal advice.

Yes, once the rooms and any left belongings have been properly released for clearance. Shared houses often involve furniture, mattresses, kitchen goods and loft or garage overflow. Tell us about parking and how many floors are involved.

We can remove the agreed contents so the property is clear for the next step. We do not automatically clean, decorate or carry out repairs unless that has been separately agreed.
