Preparing a property to re-let
A clearance can leave rooms empty for cleaners, contractors or viewings. It does not include cleaning, painting or repairs unless those have been agreed as a separate piece of work. If you need furniture out of one room and the rest left for a new tenant, mark the rooms.
Student properties, flats and HMOs
Shared houses often have more beds, more fridges and more loft overflow than a family home of the same size. Parking on streets near the university side of the city, and in denser terraces, should be mentioned in the enquiry. For purpose-built blocks, use the notes on flat clearance as well.
Garages and stores
Tenants leave bicycles, boxed goods and, occasionally, furniture in garages and sheds that nobody mentioned in the first email. If those spaces exist, say whether they are in scope. See garage clearance.
What happens to the contents
Sound furniture can still be reused or recycled once you have released it. Landlord stock that is broken or incomplete is more likely to go to recycling or disposal. The reuse page explains the order. We will not donate goods you have asked us to hold.
